The challenge.

Fourth Power needed to secure a 50,000 SF manufacturing facility to support rapid growth and scale production. The search was highly time-sensitive and required a building with specialized infrastructure, including significant power capacity, 40’ clear heights, and robust loading capabilities. Additionally, the location needed to remain in close proximity to their existing operations to avoid disruption to their team and ongoing work.

Our solution.

We executed a highly focused search targeting high-bay manufacturing facilities with existing power and loading infrastructure. By narrowing the universe to viable properties early, we were able to quickly identify and advance options that met the client’s technical and geographic requirements. We worked in lockstep with ownership to streamline negotiations and ensure alignment on timing, while validating that the building could support Fourth Power’s operational demands without significant delays or capital expenditure.

In parallel, we structured a lease that incorporated a meaningful tenant improvement (TI) allowance and favorable economic terms to offset the cost of tenant-specific construction. This approach minimized upfront capital expenditure while still delivering a fully customized manufacturing environment aligned with their operational needs.
