LeanIX is a fast-growing SaaS company focused on enterprise architecture management. During a period of rapid scaling and strategic positioning for acquisition, LeanIX outgrew its WeWork space in downtown Boston and needed a flexible solution that would support its evolving operational goals.

As the company prepared for its eventual acquisition by SAP, LeanIX needed a two-stage real estate strategy: short-term flexibility followed by a long-term, brand-aligned headquarters solution.

The challenge.

  • WeWork location downtown was no longer viable given team size and brand presence
  • Needed a standalone, cost-effective space that could accommodate a growing team pre-acquisition
  • Required flexibility and minimal disruption while preparing for a strategic exit
  • Post-acquisition, SAP wanted a high-profile downtown Boston hub that reflected its global brand

Phase 1 – Pre-Acquisition (LeanIX):

  • Space featured a creative buildout—including a conference room suspended from the ceiling
  • Provided LeanIX with branding control, privacy, and expansion runway while minimizing lease obligations

Phase 2 – Post-Acquisition (SAP):

  • Relocated the team to a plug-and-play sublease at 60 State Street, one of Boston’s top-tier towers
  • Negotiated a long-term sublease at a 35% discount to market rents, including full FF&E
  • Delivered a move-in ready space that now serves as SAP’s Boston HQ, aligning with their global presence
  • Ensured continuity and minimal downtime during transition between LeanIX and SAP occupancy phases
