Mori, formerly Cambridge Crops, is a sustainable materials company and fellow Greentown Labs alum. As the company grew, it needed a new headquarters that could support both R&D and pilot manufacturing while keeping the team close to its innovation ecosystem in Greater Boston.

The challenge.

Our real estate search with Mori began in Fall 2019, focused on finding a flexible R&D facility near Greentown Labs. Just as we were finalizing shortlist options, the COVID-19 pandemic hit, forcing a sudden pause. By Spring 2020, operational restrictions at Greentown required Mori to urgently secure a new space—with limited time, health constraints, and market uncertainty adding pressure.

Our solution.

Thanks to early preparation and close coordination with Mori’s leadership, Rise73 quickly identified and secured a 10,000 SF interim facility with existing lab and R&D infrastructure, short-term lease flexibility, and immediate occupancy during a highly uncertain period.

Over the next two years, Rise73 continued advising the Mori team and ultimately brokered a permanent headquarters expansion into a 40,000 SF facility. The team led negotiations and coordinated design and construction partners through buildout and move-in.

This new space met highly specific technical needs:

  • 20’ clearance and heavy power to accommodate a large-scale pilot plant
  • PH neutralization, RODI, and other specialized systems
  • Climate-controlled R&D zones and a commercial kitchen
  • Cost-effective lease terms that avoided high “lab rent” premiums

Rise73 also represented Mori in securing a manufacturing lease in California, further supporting the company’s national operational expansion.
